Division: Condominium Janitorial

Reports To: VP Client Relations & Business Development

Responsibility Statement:

This position is responsible for the management of condominium janitorial functions at designated customer locations, ensuring that all workers provide outstanding and quality services in keeping with SDA’s high standards of performance.

Key Results and Activities:

1. Manage new customer account set up
• Recruit, select and hire new personnel
• Provide training on all of the required Health and Safety, product, SDA Policies and Procedures
• Provide HR with proper new hire documentation
• Order supplies and equipment for new locations
• Prepare work schedules for new employees

2. Manage all janitorial accounts
• Build and maintain excellent relationships with customers
• Ensure all monthly quality control site inspections are completed, followed up and all issues have been resolved
• Respond promptly to customer requests, concerns and issues
• Contact service providers and obtain the best quote for requested services
• Prepare quotes for additional services
• Manage work orders, periodic work and additional services
• Ensure monthly supply budget for each account is not exceeded
• Provide training on safety and operational use of equipment, such as on-site tractors to move garbage bins

3. Manage Employees
o Assign work locations
o Manage performance of direct reports;
• Ensure employees reach and maintain high company standards
• Establish and share performance standards; provide on-going performance feedback and coaching in order to meet/exceed performance expectations
• Ensure day-to-day functions are being performed in an excellent manner and within established time-lines
• Conduct ongoing and annual individual performance evaluations
• Provide coaching and disciplinary action as required

4. Effectively manage payroll documentation
o Ensure all documentation is completed and timesheets are sent to Payroll
o Submit forms to Payroll for vacation, sick days, leaves and overtime
o Authorize all vacation requests and coordinate work coverage

5. Act as SDA’s Health and Safety Representative
o Ensure that all reasonable precautions have been taken to protect the health and safety of employees.
o Ensure appropriate health and safety policies and practices are established and implemented throughout all of SDA’s work areas (janitorial and property maintenance)
o Ensure that workers perform in compliance with established safe work practices and procedures.
o Conduct workplace inspections at least once per month. Identify and evaluate hazards.

6. Perform other duties as assigned by management.

Academic Qualifications and Experience
o 10+ years experience in a management role within the industry
Specialized Knowledge, Skills, Attributes Required
o Outstanding leadership and management skills
o Excellent communication skills, both written and verbal
o Solid ability to develop and maintain professional relationships with customers and colleagues
o Strong time management and organizational skills
o Effective problem solving skills
o High level of confidentiality
o Proficient in Microsoft Outlook, Excel and Word

o Ability to work evenings and weekends as required
o Ability to thrive in a fast paced, challenging environment

Working Conditions
o Office environment
o Travel to offsite customer locations
